Evergreen Park is a village in Cook County Illinois with a population estimated at 19,800. The village was first settled in 1828 by a German farming family. As the decades progressed, more German families arrived to settle. In 1873, the first railroad, now the Grand Trunk Railroad, was established. In 1875, the community built its first school just west of 95th and Kedzie. The village gets its name from the Evergreen trees planted in the village park inspired by the Arc de Triomphe in Paris. The village is full of rich history. Little Company of Mary Hospital located at 2800 W. 95th St. in Evergreen Park, was the site of the world's first successful organ transplant. The Evergreen Plaza was developed into the first indoor shopping mall in the Chicago area by real estate developer Arthur Rubloff. Since then the village has grown and developed into what it is today, a prosperous village ambitious to make more history.

Rental Property Pre-Inspection Checklist
A) Contact the Building Department at (708) 229-3333 to set up a date for your property inspection.
B) Inspections are done Monday through Friday from 9:30am to 2pm
C) If violations are found, they can be fixed by the seller, and a re-inspection must take place, OR . . .
D) If the property is sold as-is; a letter from the buyers’ attorney, on the attorney’s letterhead, stating that a building permit will be applied for within 30 days of closing to repair/fix all the violations. This letter must be signed by the buyer(s) and submitted to the Building Department before the transfer stamps can be issued.
E) Inspections must be scheduled a minimum of 3 days prior to closing. Inspections are good for 90 days.

Rental Housing Registration Fee
The annual registration fee for rental housing shall be $25.00 for each dwelling unit in a multi-family structure and $35.00 for each single-family residential dwelling owned and shall be paid at the time of filing the registration statement (or amendment thereto), provided that the registration statement is timely filed. The annual registration fee shall be due for any additional dwelling units purchased or converted to rental subsequent to March 1, which additional registration fee shall be due within 30 days after the dwelling unit was purchased or converted to rental. The registration fee for a late registration statement filed after March 1 of each year or after 30 days after the dwelling unit was purchased or converted to rental shall be double the normal registration fee. Registration fees shall not be prorated. Violations not corrected will be subject to citation and fine.
Building Inspection Fees
A residential inspection fee of $50.00 shall be paid for each separate inspection (including building, plumbing, electrical, and HV A C) required by the Village at the construction site. A commercial/industrial inspection fee of $60.00 shall be paid for each separate inspection (including building, plumbing, electrical, and HV AC) required by the Village at the construction site. Inspection fees are in addition to permit fees.
